How we verify

The full process, written out. If a competitor copies this page word for word, we would consider it a good outcome for the market.

Why this page exists

Every property platform in Nigeria says its listings are verified. The word has been used so loosely that it now carries almost no information. So rather than repeat it, here is exactly what we do, in order, and what each step does and does not prove.

1. Title due diligence

Our legal counsel conducts a search at the relevant state registry, Lagos State or the Abuja Geographic Information Systems as applicable. The search confirms the registered holder, the instrument type, and whether any encumbrance is recorded against the property.

What this proves: that the title exists as described and that the registry record matches the documents presented to us. What it does not prove: that no dispute exists which has not yet reached the registry. Nothing can prove that, and anyone claiming otherwise is overselling.

2. Ownership and authority confirmation

We confirm that the party offering the residence has the standing to offer it. For an owner, that means identity confirmation against the registered holder. For an agent, it means written authority to act, which we hold on file. For a developer, it means the corporate authority and the handover documentation.

Agents without written authority do not get a listing, however good the address and however long we have known them.

3. Physical inspection

A member of the Prestigia team physically attends the property, records its condition, and photographs it as it actually is. Where there is a plant room, a generator or a water treatment system, they are inspected too, because those are what fail expensively after completion.

At launch, listing photography will come from that visit. Editorial preview imagery is labelled clearly and will not be presented as inspection evidence.

4. Escrow on transaction

The intended process is for funds to release against an agreed transfer milestone, not a verbal promise. The provider and legal workflow must be approved before the site presents this as an active digital service.

What we publish about it

Each listing page carries a verification record: what was checked, by whom in general terms, and on what date. If a check is outstanding, the listing does not go live. There is no partial verification and no badge for effort.

Where we are still building

The escrow integration is not yet live on this site. Until it is, escrow is arranged directly as part of each transaction rather than through the platform, and we say so rather than implying an automation that does not exist yet.

Have your own solicitor repeat it

We would think better of you for it, and we will provide everything your solicitor needs without being chased. A buyer who verifies independently is a buyer who completes without hesitation.
